“Estate” Planning: No Dollar Left Behind … A Continuing Look on How to Sell Your Home for the True Top Price
By Punch Properties Correspondent Jason Mandel
Last year, Stacey Thurman accepted a new job in Washington State forcing her to leave behind her downtown condo in DC.
After weighing her options to either rent it or to put her home on the market for sale, she decided the latter was her best choice and listed it for sale. Stacey contacted an agent with a well known real estate company who helped prepare the apartment for the market by accessorizing the space with furnishings Stacey already owned. They hired a photographer to capture images for online & print marketing, picked a price from their opinions of value, and put the home on the market.
Several weeks pass, and the property remained with no offers. Frustrated, Stacey withdrew the listing from the market to come up with a better plan on what to do next. What happened? Why didn’t she get an offer on this gorgeous condo in a fabulous location?
Stacey’s friends/neighbors in her building recommended that she reach out to my office at Washington Fine Properties to take advantage of our experience & expertise to sell her home. We quickly met with her to come up with a game plan on how to get the highest possible price and in the least amount of time due to her relocation. We looked at all the other similar condos that were available to buyers in the same area, and the recent sales with the same criteria. We also had over a dozen of the top agents in DC from Washington Fine Properties tour the unit and give their opinions of value.
Before, Stacey’s apartment was an attractive space, but was hidden behind bulky and cumbersome furniture. A wood-burning fireplace with an exposed brick column was more of an afterthought than the strong selling feature it should have been. We had my design team come through, and with a fresh coat of paint and some inexpensive rental furniture, we transformed the space to really highlight the best features of the home.
After just over 3 weeks, we received multiple offers on the condo, and Stacey sold it for over her asking price. “Jason did a great job of keeping me in the loop. He truly listened to what I wanted and sure enough we got several offers in less than 30 days…” said Stacey as she’s now living happily on the West Coast.
Do you know anyone who’s thinking about selling their home, or considering a move? We succeed where others have failed. Put our skill, experience and the power of the Washington Fine Properties brand to work for you, and contact me today for a confidential consultation.
